Victorian Tile Restoration in Trinity, Edinburgh – Vestibule and Hallway Floor Brought Back to Life
I was recently contacted by a homeowner in Trinity, Edinburgh, who had been living in their Victorian terraced property for over 40 years. The beautiful original tiled floor in the vestibule and hallway had become stained and marked over time, with general cleaning no longer proving effective. Some areas of the floor had been damaged due to the use of unsuitable cleaning products, which had broken down parts of the sealer. In addition, several mismatched tiles had been used in past repairs, disrupting the aesthetic of the original design.

Initial Inspection and Test Clean
I began the project with a site visit to assess the condition of the tiles and take moisture readings. Since many Victorian tiled floors were laid without a damp-proof membrane, checking moisture levels is essential before applying any sealer. Excess moisture can interfere with the curing process.
While on-site, I also conducted a test clean on a small section of the hallway floor. This helps set realistic expectations for the level of restoration achievable and also highlights areas where replacement tiles would be needed to preserve the authenticity of the design.
Deep Cleaning a Victorian Hallway and Vestibule Floor
Once the client approved the quote, I returned to begin the restoration work. To protect the surrounding areas, I masked off the skirting boards and the base of the stair carpet. I then applied Tile Doctor Pro-Clean, a heavy-duty tile and grout cleaner that also works as a powerful stripper to remove old sealers and ingrained dirt.
Using a 400-grit diamond burnishing pad attached to a rotary floor machine, I scrubbed the solution into the tiles. This method helps lift dirt from the pores of the tile while also removing any previous coatings. Since the large pads can’t reach tight corners, I detailed those areas with diamond hand blocks to ensure a thorough clean.
After scrubbing, the floor was rinsed with clean water, and a wet vacuum was used to extract all residue.
Acid Rinse to Neutralize and Prevent Efflorescence
As a critical step in the cleaning process, I performed an acid rinse using Tile Doctor Grout Clean-Up. Although acidic solutions are typically avoided on stone and tile, this one is specially formulated to remove grout haze and neutralize mineral salts (efflorescence), which are common in old floors without damp-proofing. This rinse prepares the floor for sealing and helps ensure long-lasting results.
Before leaving, I reset several loose tiles, replaced the mismatched ones with reclaimed Victorian tiles that matched the original pattern, and advised the client to keep the area warm and dry — especially if radiators are nearby. In some cases, floors need a few days to dry completely, but during this time, they can still be walked on with clean socks or indoor shoes.
Sealing the Victorian Tiled Floor
Two days later, I returned to check the moisture levels, which were now within an acceptable range for sealing. After a final inspection and some touch-ups, I applied Tile Doctor X-Tra Seal, a premium impregnating sealer infused with oil that enhances the natural colours of the tiles while offering robust protection against dirt and spills.
The transformation was remarkable. The homeowner was delighted and mentioned that she wished she had restored the floor years earlier!
For long-term maintenance, I provided her with aftercare instructions and a bottle of pH-neutral tile cleaner, which is safe to use on sealed Victorian tiles and helps keep the floor looking pristine.
